We will do this at a reduced total commission rate of 3.5% – (2.5% to listing side – 1% to buyer side). This option allows you to get full exposure for your property but still save money.

Does the seller get a copy of the appraisal?

Are you as the seller, entitled to a copy of the appraisal report when you sell your house? The answer is no you are not entitled to a copy. The reason is that the buyer has paid for the report, so they are the owner of the report. And it is only at their discretion that you as the seller can receive a copy of it.
The only time that you as the seller will see any part of the appraisal pertaining to the value, is if the value of the house on the appraisal comes in lower than the contract sales price. Then you will be given a copy of the page showing the lower value along with a request to reduce the contract price to match the appraised value.
The other instance in which you will get a screen shot of a single section of the report ( but not the value) is if the appraiser has called for any repairs to the property be made to satisfy health and safety requirements. If these repairs are not made, then the buyer’s lender will deny funding their loan. You as the seller can not offer a financial credit for these items – they have to be remediated and the appraiser has to reinspect the house to certify that the repairs were made.

Does it matter which brokerage??

Does it matter if you choose a realtor who works for PMZ vs. Keller Williams vs. ReMax vs. a Independent?
No it does not!
A good realtor is a good realtor no matter which brokerage they work for. A a subpar agent will be subpar no matter which brokerage they work for.
The choice of brokerage is important to the individual agent – each brokerage has a unique culture, different commission structures, and training available. But a good agent can leave PMZ and go to work for a Independent brokerage and still excel at getting your house sold.
So if you have listed your house and its not selling….. there are reasons for that, but the brokerage that your agent works for is not one of them.

Is it the interest rate you care about? or is it the payment?

Is it the interest rate you care about? or is it the payment?
Interest rates change – they go up, they go down. Lets say you find the perfect house – or the ideal house for your current needs. Its in a great location, its near your work, it has your dream kitchen, it has the backyard of your dreams. So can you afford it? Yes interest rates have gone up, but can you still afford the payment? Yes interest rate could go down, but will that ideal house, or one similar to it be available when that happens? If you can’t afford the payment then do not buy the house. But if you can afford the payment and still decide not to buy the house, how will you feel in a year? In 5 years? Are you going to be kicking yourself that you let that ideal house pass you buy? Remember that if/when rates go down, you can refinance. But are you going to find another house that you like just as much? And how much competition are you going to have from other buyers who were waiting for rates to go down? Instead of focusing on the interest rate – focus on what your payment would be.
